Plant Equipment Maintenance

While you may spend a lot of money on buying the best equipment for your plant but to get the most productivity out of it you have to maintain it properly. The reason that many companies are willing to spend money and ensure that their equipment is well maintained is because this is the only way they can be assured of their profits. If they are able to run their machines for the maximum time there will be an increase in the production, which will benefit the company, by increasing profits. However there must be constant supervision of the equipment to ensure that it is facing no problems in its running.

There are many maintenance strategies that are said to be the most beneficial to the plant. The most common of them are

1. Breakdown Maintenance: as the title suggests this process looks into fixing the equipment if it breaks down. This is the only thing to do once the equipment stops working. This requires no schedule but is not a very positive kind of maintenance and may require a lot more money as there will be parts that need to be replaced or corrected. This method also might be time consuming as if a certain part is not available then there is no choice but to wait for it to come. This looses a lot of time and therefore benefits no one.

2. Preventive Maintenance: this is probably the best method of maintenance. This helps by finding the problem before it gets out of hand. Though it does many help as it finds the problem before it happens it is also a little expensive as it requires the machine to stop running for a certain amount of time so that it can be opened up and checked. This disrupts the running of the machine and therefore production is reduced. However many governments require at least bi annual checks therefore the plants have to comply.

3. Predictive Maintenance: this on the other hand is a cheaper method to catch problems before hand as they do not require the machine to stop functioning but look at the condition and check all the gauges to sense if the equipment requires maintenance.

4. Pro Active Maintenance: this is a relatively new method of maintenance, which looks into the causes of equipment failures and checks the root cause, which avoids the problems all together.
